How much does a Kitchen or Bath Renovation cost? To completely demo back to bare studs and renovate with new wiring, plumbing, cabinets, flooring, and countertops can vary greatly depending on layout and material choices (quality). Smaller Kitchens 100-150 sq ft usually start around the $30-35k range, and larger Kitchens can start around $60k. Bathroom renovations can start around $15k and run up to $30k or more. These prices are with average midgrade products so the cost can rise depending on size, layout, and customer product selection.
Can I use my own plumber, electrician, painter, etc.? Our goal is to complete your project on time, under budget, and with the fewest set backs or issues possible. That is a difficult task in the Renovation industry without adding unnecessary stumbling blocks. With that in mind, we prefer customers not use their own trade contractors. We have longstanding and fluid working relationships with our contractors, which reduces miscommunication, misunderstandings and set backs. It also allows us to hold them accountable should the unlikely mishap occur. When our contractors are onsite, they know the quality of work we expect and that minimizes disruptions and mistakes. We can further discuss this topic during our initial meeting/conversation.
Can I do some of the work myself? We are not opposed to this, depending on the situation. Sometimes clients want to do the demolition portion themselves and we understand that. It can be fun to tear things up. These are things discussed in the initial meeting.
Is Remodeling stressful? The honest answer to this question is sometimes it can be, especially if you live in the home during renovation and have unrealistic expectations. Most people do not think about the little inconveniences of not having a kitchen, laundry, bathroom etc., for 1 to 4 months, depending on the size and scope of your remodel. While we try to minimize this as much as possible, we will prepare you for what you will experience before we start. During a major remodel, it is best to live elsewhere until the project is complete. If you must live there, we recommend before you commit to a remodel, pretend you don't have the area you wish to renovate for two weeks. This will provide a taste of the little inconveniences you will likely experience and prepare you for the realities of Remodeling your space. If you have realistic expectations, a renovation can be a transformative and exciting adventure. Watching your home transform into your dream space is a process most people never experience at all, maybe once in their lifetime. This is the experience we want to provide you with and is the path we want to travel down together!
Do you require money up front? If you require one of our design professionals, we offer a free consultation with the designer. However, we do require an $800 - $1,500 deposit before the designer will actually begin your project - see design page - This will be deducted from your final invoice at the end of the completed project. To actually begin the construction phase, No, we do not. We make payment requests at the end of the job (for small jobs) or at the end of every month for the work completed to-date. With this in mind, we do request and appreciate prompt payments.
What if we run into something unexpected? We almost certainly will. It is rare to complete a renovation project with everything going perfectly and according to plan. It is imperative to understand this! Every house is different and when you start taking things apart, uncovering hidden circumstances becomes normal. Sometimes those circumstances affect the original plan, and sometimes they do not. This is ok!... No need to panic. This is exactly why you hired a professional who specializes in renovations. As things arise, we will formulate a plan to remedy it while trying to stay on budget. Remember, there is always a solution and we will find it! These situations are where our expertise comes in. We are actually overcoming obstacles throughout your entire project, but we handle it so fluidly you are not aware of it. That's our job. We only make you aware when we need to deviate from the original plan in some fashion or a decision needs to be made that affects the finished product appearance or integrity. For this reason, we allocate funds in your original budget for unforeseen issues. Typically, we set aside 5%-10% of your budget just for this.
Will there be a lien against my home? In certain situations, North Carolina law requires a lien be assigned to the home. If your project requires it, and the lien is not in place, material suppliers will not allow contractors to purchase products for your renovation. Municipalities will also not issue a permit to begin the project. A lien is not required if one of the following applies: - Project is under $30k - Is to your primary residence - Is considered a public building Once the bill is paid in full, the lien will be immediately released. Do you pull Permits? Absolutely. We will not begin any project where permits are required without doing so. It's the law, and it is there ultimately to protect you.
