Frequently Asked Renovation Questions
How much does a Kitchen or Bath Renovation cost?
To completely gut a kitchen back to bare studs and renovate with new cabinets, flooring and countertops can vary greatly depending on layout and material choices (quality). Smaller Kitchens 100-150 sq ft usually start around the $30-35k range and up. Larger Kitchens can start around $50k and up. Full Bathroom renovations can start around $15k and run up to $30k or more. Again it depends on size, layout and customer selections
Can I use my own plumber, electrician, painter, etc.?
Our goal is to complete your project on time, under budget, and with the fewest set backs or issues as possible. This is a difficult task in the Renovation industry without adding unnecessary stumbling blocks. With that in mind we do not allow customers to use their own trade contractors. We have longstanding and fluid working relationships with our trade contractors which reduces miscommunication, misunderstandings and set backs. It also allows us to hold them accountable in the unlikely event mishaps occur. When our contractors are onsite, they know the quality of work we expect and that minimizes disruptions and mistakes.
Can I do some of the work myself?
We are not completely opposed to this depending on the situation. Demolition is one thing many people want to do and we understand that. However, many people underestimate the work required for this. We do not recommend this unless you have a team of people willing to help. We also prefer you to have some experience in whatever it is you desire to do yourself. These are all things that can be discussed in the initial meeting.
Is Renovation stressful?
The honest answer to this question is Yes, it can be, especially if you are living in the home during renovation and have unrealistic expectations. Most people do not think about the little inconveniences of not having a kitchen, laundry, bathroom etc., for what could be 1 to 4 months depending on the size and scope of your remodel. While we try to minimize this as much as possible, we will prepare you for what you are going to experience before we start. We recommend before you commit to a remodel, pretend for 2 weeks that you don't have the area you wish to renovate to prepare yourself for the little inconveniences. It's important you are fully aware and prepared for what the reality's are. Not everyone has the patience for a renovation project and that is something best determined before hand. Remember, our goal is to be your partner, not an adversary. Now, once you have a realistic expectation, a renovation can be a very transformative and exciting adventure. Watching your home transform into your dream space is a process most people never experience at all, maybe once in their lifetime at most. This is the experience we want to provide you with and is the path we want to travel down together!
Do you require money up front?
No we do not. We make payment requests at the end of the job (for small jobs) or at the end of every month for work completed to date. With this in mind, we do request and appreciate prompt payments.
What if we run into something unexpected?
We almost certainly will. It is very rare to complete a renovation project with everything going perfectly according to plan. This is imperative to understand! Every house is different and when you start taking things apart it's normal to uncover hidden issues or circumstances that couldn't be foreseen. Sometimes these things affect the original plan and sometimes they don't. This is ok!... No need to panic. This is exactly why you hired a professional who specializes in renovations. As things arise we will formulate a plan to remedy it and try to stay in budget. Remember there is always a solution and we will find it! These situations are where our expertise comes in. The fact is, we are overcoming obstacles throughout your entire project but we handle it so fluidly you are never aware of it. That's our job. You are only made aware when we need to deviate from the original plan in some fashion or a decision needs to be made that affects the finished product appearance or integrity.
Will there be a lien against my home?
North Carolina law provides for a lien to be assigned to the home in the event the project is over $30k. Material suppliers will not allow contractors to purchase products for your renovation if this lien is not in place and most municipalities will not issue a permit to begin the project. The exceptions for this are if:
- Project is under $30k
- Is to your primary residence
- Is considered a public building
Once the bill is paid in full the lien will be immediately released. You can read the full law HERE
Do you pull Permits?
Absolutely. We will not commence with any project where permits are required without doing so. It's the law and it is there to ultimately protect you
